Eglinton Square Shopping Centre – Toronto, Ontario, CanadaTGS was responsible for sourcing and acquiring this asset. TGS was the asset manager of this property and was responsible for overseeing its asset plan and leasing strategy to enhance the value of the property during a challenging time, as the centre was facing changing tenant demands and an enhanced level of local direct competition. While TGS was the asset manager, the property produced returns above 15% per annum, TGS was able to procure a sale of the property within 4 years for a 40% profit on its original purchase price. Woodbine Centre – Toronto, OntarioTGS was responsible for sourcing and acquiring Woodbine Centre from Cadillac Fairview in 2005 and was the asset manager until June 2007. Woodbine Centre is a large enclosed regional shopping centre, featuring an indoor amusement park, and anchored at the time by Sears, The Bay, Zellers, and Shoppers Drug Mart. It is over 700,000 SF in size. Cityplace– Winnipeg, ManitobaCityplace is a landmark downtown Winnipeg office and retail complex featuring major tenants such as CN Rail and Manitoba Public Insurance. Cityplace is the central link to the above ground skywalk system and is adjacent to the new MTS Centre (home of AHL team, Manitoba Moose). TGS was responsible for its acquisition and identifying its added value through its excess land constructed at the time as parking lots, and strengthening its position within the downtown corridor under the asset management of TGS. Under the direction of TGS, the lease renewals of major office tenants were secured during a flat office market. Through the innovative and hands-on approach, TGS was able to orchestrate the sale of this property in less than three years with a greater than 60% profit on original purchase price. |
